- Conduct exhaustive research to find commercial real estate opportunities at substantially below market Cap rates
- Negotiate the best purchase price and get the property under contract
- Perform extremely thorough due diligence (visit property, get inspections, review leases, etc.)
- Create first-rate marketing collateral
- Secure a qualified Guarantor for the loan, and procure financing
- Raise investor funds for the down payment, acquisition costs and operating reserves
- Complete the (often complex) closing process
- Manage the property (we manage our own properties)
- Provide quarterly reports and distribute financial returns to our investors.
- At the right time, devise and execute an exit strategy the best benefits our investors.
